COMMUNITY VALUES & SCHOOLS

The graphic analysis below shows trend lines for the sales of 3,000 to 3,600 square foot homes in the various communities from 1997 to present; these are roughly moving averages that are automatically calculated by Excel using a 3rd order polynomial algorithm which combines the data from individual sales.  Only sales through MLS (multiple listing) were considered, since county records are less complete.  The data for Danville was over 1,600 sales for a high and the data for Pleasant Hill was under 52 sales for a low.  No adjustments were made for age, lot size, location within the communities or amenities.

High School borders differ from city borders; in the case of multiple high schools serving a city I estimated a subjective "average" API score for the pertinent high schools.  I ignored minor area overlaps such as Ygnacio Valley High in Lafayette, Pleasant Hill and Walnut Creek; and Alhambra High in Lafayette.  

There is a 75% correlation between the current homes values and the 2004 API test scores shown on the chart.
